Better Commissioning. Better Results.
The timing of activities and tasks performed is critical to any project’s success. Our process and commissioning experience allow us to get clarification of concerns early in the projects’ conception, construction or design. This minimizes shortcomings and delays, which can strain systems to perform in less than ideal operating conditions.
We work through each system’s operation in all modes, ensuring they are functioning properly and ready for building occupancy. Our robust process saves your Facilities Team time during the training of these systems.
Ongoing commissioning is essential to building performance. For that reason, we prepare a custom Systems Manual, containing valuable information from not only the Vendor O&Ms, but also functional testing issues observed and corrections made.
As a Trusted Advisor to our Client, we work hard to confirm systems are performing as intended in all modes of operation. We also thoroughly document this process of operation and maintenance, providing the Facilities Team an easy to understand Systems Manual.
Regardless of which phase BAM Cx gets involved, we strive to ensure value is added to the project by document reviews, documented questions/clarifications, and confirming that the project documents are clear for Builders and End Users.
Building Automation System Consulting
Are you concerned about the performance of your building’s MEPT system and/or controls? BAM Cx can work with your Team to systematically confirm operation and recommend adjustments to BAS graphics or integrations.
Areas of correction may include modifying exposed graphical points for better system understanding, or adjusting alarm parameters to minimize nuisance alarming. BAM Cx aims to assist in troubleshooting and diagnosing concerns and recommending improvements. We work with your Project Team to ensure everyone understands the capabilities and costs associated with having a well-architected building automation system, maximizing system uptime for the End Users.
- sequence of operations drafting and review
- BAS Piping and Instrumentation Diagram (PID) drawing creation and review
- understanding integration opportunities to building management/automation systems
- existing system capability documentation – programming recommendations
- Service Technician management and assistance
New Building Commissioning (Cx)
As defined by ACG, commissioning is “a process of documentation, adjustment, testing, verification, and training performed specifically to ensure that the finished facility operates in accordance with the Owner’s documented project requirements and the construction documents. Commissioning serves the Owner’s best interests by delivering a facility with systems that perform as specified, intended, and paid for.”
BAM Cx views commissioning as adding a trusted building system and process specialist to your Team. Bringing real-time experience and expertise to the Owner’s Management Team, BAM Cx serves as an information source, working seamlessly with the Project Team throughout design and construction. Commissioning services are best valued when initiated at project conception and hired as a third party consultant with direct communication to the Owner’s Project Leadership Group.
- commissioning (Cx) services available by phase [Pre-Design, Design, Construction, Acceptance, Warranty]
- mechanical, electrical, plumbing systems [HVAC, EPSS, Electrical, Lighting Controls, Plumbing, Central Utility Plants, etc]
- audio/video and low voltage systems [nurse call, security, IT systems, BAS integrations]
- Commissioning process management/creation assistance for A/E/C
- Document reviews [such as OPR, BOD, Design Phase, Construction Phase, Shop Drawings/Submittal, IO&M, Close-out Documents]
.
Retro-Commissioning (RCx)
Retro-Commissioning is a term used to describe a systematic process of evaluating an existing buildings’ systems and documenting system performance, operation, and deficiencies of a facility.
BAM Cx can work with existing systems to confirm operation, find deficiencies and opportunities for improvement, and assist your Team in determining actionable paths to complete system improvements or modifications.
- building automation system verification, optimization, and sequence of operation documentation
- verification of operation prior to renovation
Ongoing Commissioning (OCx)
Ongoing Commissioning is the continuous monitoring of building systems to provide corrective action based on data analytics and real-time review of their current operation.
This can also include scheduled, coordinated and sometimes simulated retesting of systems in all modes of operation. Retesting ensures, in the event of an emergency, your building systems are always ready and perform as expected. Ongoing commissioning can be utilized during renovation projects to secure continuity of existing and new facility management systems and practices.
- building automation system verification, optimization, and sequence of operation documentation
- monitoring of systems during operation using analytics and existing automation system alerts to minimize down time and operational failures
- seasonal system testing
- annual failure or system operations verification documentation
- facility management process utilizing web based system for documentation
- system manual review, modification or creation
